RE/MAX's Spring Market Trends Report finds that "Slowly recovering oil prices, low interest rates, and US approval of the Keystone XL pipeline project have renewed buyer optimism in Alberta."

In Calgary, "optimistic move-up buyers are driving demand for detached, single-family homes" and the condo market remains flat due to "considerable inventory".

Sales of Primary Residence Must Be Reported to CRA

Starting with the 2016 tax year (generally due April 2017), Canadians must now report sales of primary residences to the Canadian Revenue Agency when filing their taxes. While reporting the sale of a primary residence is now required, profit made is still likely exempt from being taxed. Penalties for not reporting the sale can be as high as $8,000.

Price growth slows in Calgary - Calgary Real Estate Board MLS Statistics - December 2014

Improving inventories help ease price growth pressure

Calgary’s residential resale housing market posted relatively strong November activity reaching 1,782 units, a three per cent increase over the previous year, and nearly 13 per cent above long term averages.

“Relative to other major centres, economic growth in Calgary remains one of the strongest in the country,” said CREB® chief economist Ann-Marie Lurie. “Employment opportunities and relatively higher wages have encouraged people to move here, supporting the demand growth in our housing sector.”
