The 143 homes that have exclusive access to Lake Bonaventure are also part of the Lake Bonavista Home Owner Association and are responsible for yearly dues to both.

Lake Bonavista is Located south of Anderson Trail and between Macleod Trail and Bow Bottom Trail and is close to downtown with easy access to all major transportation routes in Calgary. Residents of Lake Bonavista enjoy the close proximity to all amenities - restaurants, shops, tons of off-leash dog parks, Calgary Transit, Fish Creek Park and quick access to Deerfoot Trail. When searching for Calgary real estate be sure to include Lake Bonavista!

Bonavista Downs is also popular - it is located just down the hill upon which Lake Bonavista sits and has easy & quick access to the same schools, shops, Bonavista disc golf course and amenities BUT it's important to note it does NOT give you access to the Lake Bonavista Homeowners Association facilities. To be sure a particular house has lake access, have your REALTOR® show you the land title encumbrance from the LBHOA.

Lake Bonavista isn't just a neighbourhood; it’s a lifestyle. As Canada's first man-made lake community, it set the standard for "cottage living within the city." But for prospective buyers, navigating the differences between the lakes, the schools, and the membership rules can be tricky. Here is what you need to know before buying in Lake Bonavista.

The Two Lakes: Bonavista vs. Bonaventure

Many buyers are surprised to learn there are actually two lakes in this community. Understanding the difference is critical for your home search:

  • Lake Bonavista (The Main Lake): This is the large, primary lake (52 acres) that gives the community its name. All single family homeowners within the community boundary have access to this lake, the beach, and the recreation center.
  • Lake Bonaventure (The Exclusive Lake): This is a smaller, private 35-acre lake with access restricted only to homeowners living directly on this lake or on specific access lots. Lake Bonaventure homeowners are members of both associations.

The HOA & Lake Access Rules

Living here comes with a mandatory Homeowners Association (HOA) fee, which is collected annually. This fee is arguably the best value in the city, paying for:

  • Year-Round Facility Maintenance: Water quality testing, beach cleaning, and park landscaping.
  • Winter Activities: The HOA maintains skating rinks, ice pathways for skating loops, groomed cross country tracks and even hills for tobogganing.
  • Summer Activities: Swimming, fishing (stocked with trout), paddleboarding, and pickleball & tennis courts.

Note: If you are looking at homes in Bonavista Downs, be aware that while they are geographically close, they do not have lake access privileges. Always ask us to verify the title!

Schools in Lake Bonavista

One of the primary reasons families flock here is the incredible selection of schools located directly within the community boundaries. You can often walk your children to school from kindergarten right through to junior high.

Shopping & Amenities

You rarely need to leave the "bubble." The Lake Bonavista Promenade is the commercial heart of the area, featuring local favourites like grocery stores, bakeries, and essential services. The Avenida area features a robust commercial hub centered around Avenida Village and Avenida Place, offering a mix of essential services (pharmacies, medical clinics), casual dining, and the popular Fresh & Local Market & Kitchens, a vibrant food hall featuring diverse local vendors and fresh produce. For major shopping, Southcentre Mall is immediately north of the community, and Willow Park Village offers boutique shopping just across Macleod Trail.

The Real Estate Mix

Lake Bonavista is dominated by large, single-family bungalows and two-storey splits built in the 1970s. Because the lots are significantly wider than new suburbs (often 60+ feet wide), the area has seen a massive surge in renovations. It is common to see original condition homes selling alongside multi-million dollar full renovations. Whether you are looking for a project or a turn-key estate home, this community holds its value exceptionally well.

Do Condo Owners Get Lake Access?

This is a very common misconception. Residents of condo complexes in the area (such as Gateway Southcentre, Bonavista Estates, Bonavista Estates II, and Chateaux Bonavista) do not have access privileges to Lake Bonavista. Lake access is generally restricted to single-family homeowners within the specific association boundaries.

"Don't overlook the 'winter lifestyle' here. While everyone talks about the beach in July, the winter skating loops, groomed cross country ski track and ice fishing make the winter months fly by. If you are viewing homes in the winter, ask us to take you by the lake to see how active the community stays year-round!"
