Despite the cooling trends happening elsewhere, semi-detached homes in these specific quadrants have reported brand-new, record-high prices year-to-date. The unadjusted benchmark price for a semi-detached home in Calgary climbed to $691,100 in May, driven heavily by the intense demand in the West.

It comes down to affordability and supply. With the detached market in West Calgary still locked in a tight seller's market (just 2.5 months of supply and benchmark prices pushing $747,800), many buyers are pivoting to semi-detached homes to get into these highly desirable neighborhoods. That pivot has driven demand—and prices—through the roof.
Detached Homes: Low Inventory Keeps Prices High

While inventory is rising across the city for condos and townhomes, the supply of detached homes actually dropped by 3% compared to last year. We are sitting at just two-and-a-half months of supply.
