The spring market has officially sprung, and the April 2026 numbers from the Calgary Real Estate Board (CREB) show a city in transition. Overall, Calgary is shifting away from the frantic seller's market we've seen in recent years toward more balanced, predictable conditions.

However, if you are looking to buy or sell a detached home in South, Southwest, or West Calgary, you are dealing with a completely different reality.

While city-wide inventory is improving and apartment condos have firmly entered a buyer's market, the detached housing segment in our most desirable quadrants remains highly competitive. Here is exactly what is happening in the Calgary real estate market right now.

The Detached Market: A Stronghold in the South and West

City-wide, the detached market remains tight with just over two months of supply. But real estate is local, and zooming in on specific districts reveals where the real heat is.

According to CREB’s latest data, Calgary’s West and South districts are defying the city-wide cooling trend. These areas are still firmly in seller's market conditions, boasting less than two months of supply.

What does this mean for prices?

  • The benchmark price for a detached home in Calgary rose again in April to $745,400.
  • While some areas (like the North East) saw year-over-year price declines, the West district actually saw a 2% increase in benchmark prices compared to this time last year.
  • If you own a detached home in these premier SW, South, or West communities, your property is in high demand with very limited competition.

Semi-Detached & Row Homes: Holding Steady

The semi-detached (duplex) market closely mirrored the detached sector. Prices trended up in April to a benchmark of $690,000, with the West district again leading the charge in price improvements.

Row homes (townhouses) saw a healthy bump in new listings, bringing the months of supply to a balanced three months. Interestingly, the West district again proved its resilience, reporting the smallest price adjustments in the entire city for this property type.

Apartment Condominiums: A True Buyer’s Market

The story is vastly different in the condo market. With over four months of supply and inventory sitting 27% above long-term trends, conditions heavily favour the buyer.

The Bottom Line for Spring 2026

As CREB Chief Economist Ann-Marie Lurie noted, improved supply choice across the city has reduced the urgency for many purchasers. But that "urgency reduction" has not reached the detached markets in Calgary's South and West.

If you are a buyer looking in these areas, you still need to act decisively and have your financing fully approved. If you are a seller in these quadrants, you hold the cards—but pricing accurately is the key to maximizing your equity before the summer slowdown.

The benchmark price for an apartment-style condo is currently $301,400. With prices down nearly 9% year-over-year, buyers finally have the leverage to negotiate, take their time, and secure excellent value.

As of Spring 2026, Calgary is generally in a "balanced" market with about three months of overall supply. However, it varies heavily by property type and location. Detached homes in the West and South districts are still in a seller's market, while apartment condominiums city-wide are in a strong buyer's market.

What is the average price of a detached home in Calgary?
In April 2026, the benchmark price for a detached home in Calgary was $745,400. Prices have been trending slightly upward month-over-month due to seasonal demand and tight supply in key districts.

Are Calgary real estate prices dropping in 2026?
Overall residential prices in Calgary are slightly lower (about 3%) compared to the peak of 2025. However, month-over-month, prices for detached and semi-detached homes are rising. The most significant price drops are happening in the apartment condominium sector.
